The average cost to build an office in the UK is £2,140 per square metre.

For offices over three storeys, it rises to £2,290 per square metre.

The Figures

In the UK, the cost to build an office ranges from £2,030 per square metre for single storey Grade B specification offices, to £3,210 per square metre for multi-storey Grade A specification – including air conditioning.

The above figures are for building only, and exclude external works such as landscaping, maintenance etc. They also exclude VAT, fees and fittings.

Dedicated office uses such as auction rooms, banks and town halls have varying build costs, with the standard price per square metre ranging from £1,700 to £3,300.
