As of 2025/2026, the average cost to build a warehouse/general industrial building has reached £1,130 per square metre, with figures ranging up to £2,480 per square metre for industry-specific facilities such as food and drink distribution.

The highest facility to build was factories for electronics and computers which clocked out at £2,780 per square metre at the top end of the range.

Distribution centres have a lower cost of building with the average 10,000sqm industrial unit costing around £550 per square metre to build.
