Coventry’s Commercial Properties – A Guide

Shepherd Commercial – Coventry’s leading commercial property agent – presents a full and complete guide to the city.

After WW2, Coventry became a city renown for its struggle to rebuild and propel itself into the 21st century. Whilst it took more years than others for the city to project itself to a national level once again, at the turn of the 2010s, Coventry begain a huge regeneration across its CBD.

Where to find commercial properties in Coventry?

We showcase our Sales & Lettings in Coventry across our site as we service the whole of the Coventry region. Outside of our space, Rightmove, EG and Zoopla provide the largest amount of properties for sale and to let.

Industrial Property for sale in Coventry

Industrial, office and a buoyant retail sector across the city are presenting excellent opportunities to acquire freehold property for sale in the area.

Whether it is Tile Hill or Canley and the Torrington Avenue Industrial Estate in between, industrial property is the go-to asset class for Coventry, most likely due to its nationally centred location.

DHL have purchased a £245 million pound logistics hub in Segro Park joining the likes of Parcelforce, Hermes (now Evri) and Amazon. The city serves as an excellent location for e-commerce giants and logistic oriented firms.

Retail in Coventry

Retail in Coventry is a story of two halves. Whilst Coventry City Council revealed there to be 58 empty retail units in the city centre – five times higher than last years report, the headline doesn’t paint the story outside the city centre where hight streets such as Earlsdon and Stivichall are seeing increased rental figures year on year.

Whilst a transition outside of the city centre boundaries to its neighbourhoods have definitely occurred over the last year or so, developments such as Friargate and their opening of 4,500sqft of retail space directly next to Coventry train station, showcase the longer term outlook of investors for retail in the city.

Office space in Coventry

Coventry serviced offices are very common across the area but demand is highest for quality self-contained offices within a single unit.

In the west of the city and towards Solihull, rental figures for offices are high as industrial dominates the western fringe of Coventry. The gap between this western fringe and Solihull town centre is where office space is in its biggest demand.

Despite this, demand for larger spaces is definitely in the city centre and its surrounding business parks. Recently, IT group Zenzero took occupation of over 3,500sqft of space in Earlsdon. A decision which showcases the demand for office space in Coventry.
