Business Rates Calculator 2025: Estimate Your Rate

What are Business Rates?

Business rates are a tax on commercial properties in the UK, charged on most non-domestic premises, including shops, offices, and warehouses. They are calculated based on a property’s rateable value and typically amount to around 50% of annual rent. Businesses must pay them to the local council, though relief schemes may reduce the amount owed.

Who pays Business Rates?

If you own or rent a commercial property and use it for business purposes, you are responsible for paying business rates. In some cases, landlords may include business rates in the rent if the property is leased.

Business rates must be paid by occupiers of commercial property, including retail units, offices, industrial units, and other non-domestic buildings

Using our Business Rates Calculator

To use our business rate calculator, simply input the rateable value from the VOA or Gov UK Rateable Value Checker and apply the correct multiplier.

Use the small business rate multiplier for any rateable value up to £51,000 and the standard rate multiplier for anything over £51,000.

Only apply Small Business Rate Relief, if the rateable value is less than £12,500.
